How are taxes on real estate investments calculated?

Tax calculations vary depending on the type of investment property and how it is managed.For buildings, it is possible to record expenses without cash outflow through depreciation, but the depreciation method differs depending on the structure and age of the building, so please consult with us.Specific calculation methods and tax-saving measures can also be discussed.

Does buying property in Japan give me residency or a visa?

No. Purchasing real estate in Japan does not grant any residency status or visa. Japan has no "investment migration" program based on property ownership. Property ownership and residency are entirely separate matters. If you are interested in living in Japan, a Business Manager visa involving genuine business operations is one possible route, and we can explain how property investment may fit into that picture honestly and realistically — we will never tell you that simply buying a property leads to a visa. Can non-residents get a mortgage or financing in Japan?

Financing for non-residents is possible but limited. Options depend on your residency status, income sources, and the property itself. OM Estate works with the Japan offices of several Taiwanese financial institutions, and we can introduce you to lenders and support your application — including document preparation and communication in Japanese. Some Japanese and international banks offer products for overseas buyers, seller financing is occasionally negotiable, and establishing a Japanese company can open corporate lending routes. Many overseas investors also purchase in cash using leverage arranged in their home country. Approval and terms are determined solely by each lender's own assessment. What taxes do overseas owners pay on Japanese rental income?

Non-resident owners are generally subject to Japanese income tax on rental income, often collected partly through withholding, and an annual tax return in Japan is typically required. Deductible items such as depreciation, management fees, and repairs can meaningfully reduce taxable income, and tax treaties between Japan and your home country may affect the overall picture. Tax rules change and every situation differs — we coordinate with experienced Japanese tax accountants on your behalf rather than leaving you to find one alone.
